For most lenders working with MERS there will be a minimum of two transactions which must be performed for each loan funded. The first will be registering the loan and the second will be transferring the loan to the permanent investor. There are other MERS transactions that may also be performed like Update, Reversal, Deactivation and Paid in Full.
